On-Site Meeting

Working with our architect, we develop preliminary drawings that translate your vision into a workable plan. These initial designs consider your aesthetic preferences, functional needs, and budget targets; giving everyone a shared starting point.

Preconstruction Services Agreement

Once we have an understanding of your needs and you project scope, we will submit a preconstruction services proposal based on the estimated costs of planning and permitting your project.

Design Drawings, Rough Order of Magniture (ROM) - Align & Iterate

Once the design is well-defined, we develop a high level cost estimate. We coordinate with our trade partners, assess material and labor costs, and produce a Rough Order of Magnitude (ROM) to confirm the design aligns with your budget. If adjustments are needed, we value-engineer solutions that protect your vision.

Permitting

We take the project through the full permitting process—preparing the permit package, coordinating with the jurisdiction, and managing the review timeline. Because we’ve been involved from the start, we can anticipate issues before they become delays.

Construction Documents & Fixed-Price Proposal

The final deliverable: a complete set of construction documents, a detailed scope of work, a project schedule, and a fixed-price proposal. You’ll know what the project will cost before construction begins, no guesswork, no open-ended budgets.  This is what sets the design/build process apart from the design/bid/build process.
